Metal Roof Restorations

Inspection

Upon meeting a thorough inspection is carried out to identify what is required, doing our best to ensure there are no hidden surprises upon commencement.

It is very important to inform us of any leaks or odd ceiling stains, often leaks can be caused by different issues such as deteriorated seals on roofing screws or debris build up in the valleys beneath roof sheets, cleaning, sealing and painting may not repair these problems.

Preparation, Seals & Repairs, Recoating

Step 1: High Pressure Cleaning;

  • Firstly the surface of all roof sheets will be pressure washed, this is necessary to remove dirt and mould.

Step 2: Sealing of flashings/protrusions;

  • Due to ultraviolet radiation from the sun flashings and seals around roof protrusions can deteriorate, these areas will be resealed.

Step 3: Roof Screws & Valley Cleaning;

  • Metal roofs over 20 years of age are susceptible to leaks caused by hardened seals fastened beneath the roofing screws, if requested or deemed necessary when quoting the roof these screws and seals will be replaced.

  • Debris build up beneath roof sheets in valleys will also be cleaned during this process, this is often overlooked causing water ingress in the future.

Step 4: Recoating/Spray Painting;

  • For the last stage solar panels and hot water systems are covered prior to spraying.

  • One coat of high quality sealer and two coats of satin sheen roof membrane are applied for a total of 3 coats using alternating spray patterns between coats to ensure an even coating is applied across the entire roof.

  • Satin sheens offer the best finish for metal roofs helping to hide blemishes/imperfections on old roofs while providing a sheen similar to new Colorbond.
